Gray: the affordable suburb outperforming all its neighbours

Gray posted a median house price of $425,000 in June, up 14 per cent from the same month last year, outpacing every surrounding suburb in the Palmerston area.

The result matters now because defence contracts and mining project extensions have lifted worker numbers in the northern suburbs by several hundred since March. Local agents report buyers priced out of nearby Woodroffe and Farrar turning to Gray for three-bedroom homes still listed under $450,000.

Properties along Essington Avenue sit within a short drive of the Gateway Shopping Centre and the Palmerston Recreation Centre, both of which added new parking and fitness facilities this year. The suburb also lies 12 kilometres from RAAF Base Darwin, where additional housing allowances took effect on 1 July.

Price data and rental returns

CoreLogic figures released last week show Gray’s annual growth at 14 per cent, compared with 9 per cent across the wider Palmerston postcode and 7 per cent for the Northern Territory median of $490,000. Gross rental yields in Gray remain at 6.4 per cent, the highest recorded among Darwin’s growth corridors.

Three-bedroom homes on streets such as Gray Place and Moule Court have leased within 10 days at $580 to $620 a week, according to listings lodged with the NT Department of Treasury and Finance in May and June.

Local conveyancers advise checking the Palmerston City Council planning portal for any remaining vacant blocks before the next quarterly release of defence-linked land.
