The Tiger Brennan Drive extension reached practical completion on 15 June and now links directly to the Stuart Highway at Palmerston, cutting commute times for residents in nearby suburbs by up to 12 minutes during peak hours.

Defence spending in the Northern Territory has risen sharply since the 2024 federal budget, with additional personnel expected at Robertson Barracks through 2027. Government and mining workers already make up the bulk of local buyers, and the new road has made Palmerston blocks more attractive to both groups seeking shorter trips to the base and the city centre.

Suburbs seeing the fastest price movement

Properties along University Avenue and the new sections of Roystonea Avenue in Durack and Bellamack recorded the largest gains in the June quarter. Several three-bedroom homes that sold for $465,000 in late 2024 changed hands above $510,000 last month, according to NT Land Titles Office data released this week. Local agents note that blocks within 800 metres of the new interchange are attracting the strongest interest from first-home buyers using the Territory’s shared equity scheme.

The Northern Territory median dwelling price sits at $490,000, yet Palmerston pockets close to the upgraded corridor have posted annual growth of 9.4 per cent. Rental yields in the same streets remain at the national high of 6.7 per cent, supported by steady demand from defence contractors and public servants.

Next steps for buyers and investors

Settlement on the remaining stages of the road project is scheduled for October. Prospective buyers should check flood mapping on the NT Planning Portal before making offers on blocks near the new on-ramps, as some low-lying sections still carry insurance loadings. Those already holding property along the corridor can expect further modest lifts once the full dual-carriageway lighting and pedestrian paths are switched on in early 2027.
