Stuart Highway Upgrade Lifting Property Values in Palmerston Neighbourhoods

The Palmerston Interchange upgrade reached a major milestone on 1 July when the new eastbound lanes opened to traffic, cutting peak-hour travel times between Palmerston and Darwin CBD by 18 minutes.

Defence spending increases and the Territory’s mining workforce expansion have lifted demand for housing close to employment hubs, making the timing of the road works critical for property owners who bought before prices began climbing.

Residents in Bellamack and Rosebery now face shorter drives to the Palmerston Regional Hospital and the Defence Establishment at Robertson Barracks, both of which sit within five kilometres of the upgraded interchange.

Suburbs seeing the fastest price movement

Properties on Macpherson Street and Chung Wah Terrace recorded 11 per cent median price growth in the June quarter, according to CoreLogic data released last week. The Northern Territory median sits at $490,000, yet Bellamack houses are now clearing at $585,000 on average, with several three-bedroom homes in Zuccoli selling above $620,000 in the past six weeks.

Rental yields remain strong

Investors continue to report gross yields between 6.2 and 6.8 per cent on properties within 800 metres of the new interchange, the highest figures recorded anywhere in Australia. Local agents note that mining contractors based at the East Arm Logistics Precinct are signing 12-month leases at $620 a week for three-bedroom homes, pushing vacancy rates below 2 per cent in the Palmerston growth corridor.

Buyers looking to enter the market should inspect properties on the western side of the Stuart Highway before the final landscaping and lighting works finish in October, when further price adjustments are expected.
