The Northern Territory Planning Commission approved the Mitchell masterplan on 8 July, clearing the way for 950 homes to rise beside the duplicated Stuart Highway section that reaches Howard Springs by December 2027.

The project matters now because defence spending has lifted local employment forecasts and the existing Palmerston housing stock cannot absorb the extra workers expected at Robertson Barracks and the new naval fuel facility at East Arm. Government projections show the Palmerston-East Arm corridor will add 4,200 defence-related jobs by 2030, pushing demand for homes within a 25-minute drive of the CBD.

Mitchell sits between the existing suburbs of Zuccoli and Bellamack, where the Land Development Corporation has already released 180 lots since March. The new transport corridor will include a dedicated bus lane linking directly to the Palmerston Interchange and the Berrimah rail freight terminal, cutting peak-hour travel times to the Darwin CBD by 12 minutes according to Department of Infrastructure modelling.

Price and yield signals

NT median house prices sit at $490,000, yet Mitchell lots are being marketed from $185,000 with projected median rents of $620 a week, delivering gross yields of 6.8 percent. Those figures exceed the national average and match the top rental returns recorded in Palmerston over the past 18 months. Settlement data from the NT Land Titles Office shows 312 new dwellings settled in Palmerston growth areas in the June quarter, up 41 percent on the same period in 2025.

What buyers should do next

Prospective purchasers can inspect the Mitchell display village on Roystonea Avenue from 18 July, with the first 120 lots released through the Land Development Corporation’s online ballot closing 29 August. Early buyers are advised to confirm bus route maps released by the Department of Infrastructure, Planning and Logistics and to factor in the 2028 completion date for the full highway duplication when calculating commute times.
