Darwin council rates — what you pay and why
A plain-English guide to your annual rates notice.
What are council rates?
Council rates are an annual property-based charge that funds local government services. They are levied by your local council on every rateable property in the municipality, and they pay for the things councils are responsible for — local roads, parks, libraries, waste collection, planning, and community services. Rates are separate from federal income tax and the Northern Territory's payroll, stamp duty and land tax regimes.
How much you pay depends on the value of your land, as assessed by the Valuer-General, and the rate-in-the-dollar set each year in the council's budget. Higher-value properties generally pay more, though councils can apply different rates to different categories of land (residential, commercial, industrial) and offer rebates for eligible ratepayers.
Darwin average rates
Most Darwin households pay approximately $1,500 to $2,400 per year in residential council rates, depending on land value and property type. Apartments and units sit at the lower end of the range; larger detached homes on bigger blocks sit at the upper end.

Online via council portal
Pay by credit or debit card through the City of Darwin online payments portal.
Direct debit
Set up automatic instalments from your bank account on a quarterly or annual schedule.
BPAY
Pay through your bank using the biller code and reference printed on your rates notice.
In person
Pay in person at the Council customer service counter, Harry Chan Avenue, Darwin.
Rate exemptions and concessions
- Pensioner rebate — eligible pensioners can apply for a concession on annual rates.
- Primary production land — land used for primary production may be exempt or rated at a lower category.
- Places of public worship — recognised places of public worship are generally exempt from council rates.
